Is this accurate?
http://www.dlrcoco.ie/aboutus/councildepartments/planning/faqs/#What%20height%20can%20I%20build%20my%20extension%20without%20permission?
For those not interested in following the link... Its a FAQ on DLRCC website

Q. What height can I build my extension without permission?

A.
    The highest point to which the wall of an exempt extension can be built is eaves level;
    If the proposed extension has a flat roof, it must not exceed the eves or parapet level;
    If the proposed extension has a pitched roof, it must not exceed the ridge of the existing pitched roof.

Yeah I thought you would know alright!
so unless you have a good distance to either side (i.e. not your average semi - oohhhh errr), then you really do need planing.

Oh wait i picked you up wrong... I thought you meant 11m from the nearest neighbours window.

I reckon my back garden might be long enough - but my concept of distance is rubbish - ill measure it when i get home.

Google earth tells me the garden is about 15m long....

Yep true - you'll always end up with some dark rooms in the middle or else just huge bedrooms. I suppose you could prob work something out with some rear facing skylights.

But... Its not a problem I'll have to worry about for about 10 years I'd imagine  :P ...at which point the tax situation will prob mean I'll be looking for bits to knock down!

Your garden is easily 15 long. :)

Jimmy I worried that your biting off more than you can chew,(as the saying goes). You need to do up a list of all the work you have planned for yourself,cost it and set a time frame of completion. Otherwise you could be years pottering away. :(
